So then what exactly is the key to make money in real estate in this abysmal real estate market like we have now?  The key is learning how to sell investment property in a bad real estate market.

Of course you have many real estate courses out there like Carleton Sheets (nothing down guru), Robert Kiyosaki, Dolf de Roos etc.  And most of these real estate courses or so called real estate training programs are a waste of money.  They are SCAMS.  The only person who makes money off of these real estate courses are the gurus themselves, not the student (costumer who buys the course).

Another big rip off are real estate seminars.  Students will invest thousands of dollars on these seminars and in the end they never get a return on their investment.

It's no secret that making money in real estate is really tough.  Real estate investors were spoiled by the real estate boom back in the early 2000's.  It was EASY to make money in real estate back then.  Then  came the real estate bust around 2007 and everything changed. 
 
One of the biggest problems I see when people get into real estate is a lack of education.  A lot of people will invest in investment property not knowing what their getting into and end up losing their shirt.
 
One helpful suggestion for you if your serious about getting into real estate investing is to get a job in the real estate industry.  For example you could get a job working for a realtor.  The benefits of doing this is that you will learn the in's and out's of the real estate industry before investing any of your own money.
 
Another suggestion is to try out or look into real estate investment clubs.
